This isn't just about maintenance

When I read the details, one thing jumps out.

Bolsover District Council isn't just looking for someone to perform routine maintenance and repairs.

They're looking for a partner who can ensure their properties are not just functional, but also welcoming and presentable.

  • Performance metrics from past contracts
  • Examples of how you've handled emergencies or urgent repairs

Evidence always beats promises.

Pay attention to what they say

Bolsover District Council has made it clear that maintaining a safe and tidy environment is crucial.

They've specified that the majority of your time will be spent at Pleasley Vale.

That tells me they're particularly concerned about this site.

I'd want to demonstrate a clear plan for prioritising tasks and managing time effectively across all properties.

Show how you'll manage over the long term

Consistency is often the hardest thing to deliver over a long-term contract.

I'd focus on how you'll maintain standards from day one to the end of the contract.

  • How will you handle staff sickness or absence?
  • What systems do you have in place to ensure quality control?
  • How will you manage seasonal variations in workload?

These are the kinds of questions I'd be asking.

Remember the little things matter

It's easy to focus on major repairs and overlook the smaller details.

But in a business environment, the little things can have a big impact.

Think about how you'll keep communal areas tidy, how you'll manage waste and how you'll ensure grounds are well-kept.

The buyer will be looking for a service that supports the day-to-day running of their properties without creating extra work for them.

One thing I'd keep reminding myself

I'd keep reminding myself of the businesses operating out of these properties.

Every answer should be tested against this question: "Does this make life easier for the tenants?"

If it doesn't, I'd rethink my approach.

Common mistakes

Avoid submissions that:

  • Focus only on routine tasks without addressing tenant needs
  • Lack evidence to back up claims of reliability or efficiency
  • Fail to demonstrate a clear plan for managing across multiple sites
  • Ignore the importance of presentation and tidiness
  • Overlook how to handle staff absences or emergencies
  • Only offer generic solutions rather than site-specific strategies

My Final Thoughts

Bolsover District Council is looking for more than a maintenance service.

They want a partner who can ensure their properties are not only functional but also inviting for businesses.

With a contract value of £200,000 and an initial term from December 2026 to November 2028, extendable to 2030, there's significant opportunity here.

Quality and reliability will be key.
