Your response should focus not just on the technical tasks, but on how your work impacts people.

If building users are uncomfortable, the Council will hear about it.

And so will you.

Pay attention to what they say

The Council is clear about the importance of site visits.

They won't accept a bid from a company that hasn't seen the estate firsthand.

This says a lot about the complexity and uniqueness of their buildings.

I'd make sure my team visited, took detailed notes and asked questions.

Understanding the environment is crucial.

It's easy to list the maintenance tasks you’ll perform.

One thing I noticed when I worked in the public sector was that almost every bidder claimed to deliver excellent service.

Very few proved it.

If you have evidence, use it.

  • Case studies of similar contracts
  • Testimonials from satisfied clients
  • Data showing reduced downtime
  • Examples of proactive maintenance

Consistency is key

Over the two-year term, the Council will expect consistent service.

That means managing absences, ensuring relief cover and keeping standards high.

I'd want to see exactly what happens when someone calls in sick.

How do you keep the service seamless?

Don't underestimate the value of communication

The Council will expect regular updates and clear communication.

They need to know what's happening and when.

If I were writing this tender, I'd explain exactly how I keep clients informed.

Regular reporting and direct lines of communication are essential.

Make life easier for the Council

Every contractor creates work for the client.

The best ones make their lives easier.

How will you reduce the Council's workload?

Think about your processes, your responsiveness and how you handle issues.

One thing I'd keep reminding myself
